Assistant Maintenance Supervisor
Summary:
Assistant Maintenance Supervisor Reports To: Property Type: Maintenance Supervisor The Assistant Maintenance Supervisor is charged with supporting the Maintenance Supervisor’s efforts in the day-to-day implementation of those policies, procedures and programs that will assure a well managed, well maintained building, placing maximum emphasis on positive response to the concerns and needs of the residents, environmental health and safety, and quality programs, in coordination and conjunction with the Owner's goals and objectives. Must be willing to work overtime and perform snow removal, as well as other duties as assigned. Will be required to abide by all Corcoran Jennison Handbook Policies and Procedures, as revised from time to time.
Position Responsibilities:
Oversee the maintenance all projects on the property. Prioritizes work and daily schedule for staff. Responsible for budgeting, soliciting bids for major repairs, purchases, or contracts including but not limited to the following:
Fire Damage, Exterior Painting, Major Pool Repairs, Parking Lot Repair/Restripe, Major Roof Repair, Exterior Carpentry Repairs, Cement Repairs, Stucco Repairs, Landscaping, Rekeying locks/making keys
Maintain and track vendor Certificates of Insurance, Contracts and Scope of Work.
Inspect properties on a regular basis to ensure all repair work is done properly, safely, and in a timely manner
Assist the Property Managers in personnel decisions for hiring, firing, annual reviews, etc.
Attend meetings and seminars as requested. Keep abreast of new governmental regulations and restrictions concerning maintenance procedures and/or health, safety, and environment.
Provide leadership and/or assist leasing and management staff as necessary in emergency situations.
Maintains Property Management software including, but not limited to, Inventory, Assets, Work Orders, Make Ready Board, Preventive Maintenance, Snow Log, and Purchase Ordering System.
Makes management approved purchases of supplies, equipment and services utilizing the PO system established.
Responsible for key control system for entire property.
Establishes emergency maintenance on-call schedule.
Ensures that staff keeps the workshops or utility room clean, orderly, and safe.
Participates and completes MSDS sheets for all chemical based products used or stored on site, as required.
Provides role-model for maintenance staff by following all company procedures and presenting an appearance appropriate to the image of the property.
Identifies present and future needs of property.
Meets all regulatory and legal guidelines for record keeping such as OSHA and Board of Health.
Attends staff training, resident meetings and social functions as required.
Acts as the Maintenance Supervisor in his/her absence as requested.
Additional duties and special projects as assigned.
Supervisory Responsibilities:
Direct maintenance personnel in daily duties, as required.
Education and Experience:
High school diploma or equivalent experience
Minimum one year full-time maintenance experience or equivalent
Ability to supervise, teach, and motivate staff
Willingness to perform any task that is required (i.e., janitorial, gardening, etc.)
Good work safety habits. Must have knowledge of OSHA safety rules and regulations
Working knowledge of electricity, plumbing, carpentry, painting and refurbishing
Familiarity with HVAC system and various appliances
Good communication skills
Ability to interact with a wide range of people
Ability to assume manager's responsibilities in absence
Certificate, Licenses and Registration:
OSHA certified
Certified Pool Operator, preferred
Lead Paint Removal certification, if applicable
HVAC, if applicable
Pest Control certificate, if applicable
Physical and Other Demands:
Physical Requirements:
Being on foot, bending, stooping, squatting, kneeling, climbing stairs and ladders, pushing or pulling, reaching above shoulder height, grasping, gripping, turning, lifting and carrying 1-25 lb. items, performing general and detail observation, working at above ground height, using finger dexterity, operating equipment or tools, following instructions, reading and/or comprehending manufacturer’s and product label directions, communicating with other staff members, working indoors, and using adequate vision and mobility. Writing to complete reports and requests, observing things clearly beyond an arm’s reach, lifting and carrying of items weighing 25-75 lbs., and driving vehicles. Working outdoors in all conditions, lifting and carrying (with assistance) items weigh 75-150 lbs. Other requirements as requested.
Vision requirements, as appropriate, to observe areas needing attention/correction. Read cautionary labels, respond to written instructions from staff. Ability to see things clearly beyond arm’s reach. Observe and assist maintenance, observe problems throughout property.
Hearing requirements not essential. Ability to hear clearly to receive instructions from management. Written instructions acceptable.
Must be able to speak and communicate clearly in English.
Transportation Requirements:
If driving company vehicle, drivers license and adherence to company driving policies. Will require available transportation method to visit site locations.
Working Environment:
Constantly outdoors, all conditions, often for extended period. Position frequently involves being indoors for an extended period. Occasional exposure to paint fumes, solvents, adhesives, etc. (Example - apartments during/after make-ready, painting duties, etc.) Occasional need to work in awkward or confining positions.
